In the latest in this series where The Kenyan Wall Street’s Fred Obura sits with senior executives at Superior Homes, Judy Maroko, Site Operations Manager, speaks about how robust project management is more than just about delivering the specific project, but also about building long-term relationships.
1. How do you ensure projects are delivered on time, within budget, and at the highest quality?
Successful project delivery at Superior Homes Kenya is built upon strong planning, disciplined execution, and consistent monitoring. We initiate projects by developing clear plans that define timelines, budgets, and deliverables, ensuring alignment across all stakeholders.
Transparent communication is maintained among teams, contractors, and clients, and we engage only qualified staff and trusted contractors to uphold design, engineering, and quality standards. Progress is meticulously tracked through regular site supervision, weekly meetings, and detailed reports, enabling us to address potential challenges proactively.
We also prioritize investing in high-quality materials that meet specifications and compliance requirements, while incorporating contingency measures to mitigate risks such as weather disruptions or supply delays. This structured and proactive approach allows us to deliver projects efficiently, within budget, and to the high standards our clients expect.
2. Can you share a project where your management made a significant impact?
I am particularly proud of the Greenpark Estate project in Athi River, Machakos County. As the first and largest master-planned community in East Africa, it has set a benchmark for modern housing and is now fully occupied.
My involvement in managing teams, coordinating contractors, and ensuring compliance with quality standards was pivotal to its success, standing as a testament to the achievements of disciplined project management. Beyond Greenpark, I have also contributed significantly to other landmark developments, including Lake Elementaita Mountain Lodge in Nakuru County, Sundowner Hotel within Greenpark Estate in Athi River, Machakos County, Fadhili “Retirement Village” also within Greenpark, Machakos County, “Supastop” Petrol Station in Sultan Hamud, and the Superior Homes office block at Greenpark Estate, Machakos County.
In each of these projects, my focus on timely delivery, cost control, and strict adherence to specifications not only ensured successful outcomes but also bolstered client confidence, leading to repeat business and long-term partnerships.
do you manage relationships between contractors, clients, and internal teams?
At Superior Homes Kenya, we believe that strong relationships are fundamental. We are committed to building trust, not just homes.
We ensure all stakeholders are consistently informed through open and transparent communication. Contractors are engaged in regular meetings, internal teams participate in weekly reviews, and quarterly performance assessments are conducted to foster continuous improvement. Equally important, we actively listen to our clients; their feedback is promptly addressed to ensure they feel heard, valued, and confident in receiving true value for their investment.
By consistently adhering to timelines and fulfilling our commitments, we cultivate confidence with both clients and contractors. This balance of communication, accountability, and responsiveness is crucial for the smooth progression of our projects and ensures that all parties—contractors, clients, and our internal teams—remain aligned with the shared vision.
4. What tools or systems do you use to monitor progress and quality?
We integrate technology with structured quality management to maintain project oversight. For financial monitoring, we utilize Sage and QuickBooks to track costs in real time, encompassing materials received and issued to site, purchase orders, and stock valuations.
For technical oversight, we employ tools such as MS Project, Excel, AutoCAD, and ArchiCAD. These allow us to assess quality at every stage and ensure compliance with both internal standards and external regulations. These digital systems are complemented by periodic site inspections and structured reporting frameworks, which keep design, budget, and timelines in check.
This blend of digital tools and hands-on supervision ensures comprehensive visibility into project progress while safeguarding the quality our clients expect.
5. In your view, how does strong project management strengthen the company’s reputation?
Strong project management serves as the cornerstone of any reputable real estate company, guaranteeing consistency, reliability, and excellence—qualities that cultivate trust with clients and stakeholders. By delivering projects that meet international building standards, we reinforce our brand as a trusted and professional partner.
At Superior Homes Kenya, effective project management not only instills confidence in our clients but also empowers our team through continuous learning, mentorship, and a culture of excellence. It enables us to embed sustainable practices that protect workers, support communities, and enhance social and environmental well-being.
Beyond project delivery, robust management fosters long-term partnerships, attracts international investors, and ensures our agility in responding to evolving market needs. In essence, it secures immediate results while positioning the company for long-term leadership in the industry.
